3D modeling & Management

Depending on the design phase, the level of detail (LOD) may vary, but the process of modeling and the collaboration of several trade models work largely remains the same. The BIM approach and file formats such as IFC can help to handle different trades together, all submodels can be integrated and handled in the same application, so the whole project can be reviewed on the same platform by all participants. Having a very accurate structure model is one the most important steps at the very beginning of the project, since every other trade depends on it. Naturally at an early design phase the structure is less defined, so the model could not contain other trades with higher level of development. A high quality architectural model always relies on the structure and serves as a background for the MEP systems. Since this covers a large part of the model, the most important action is to choose the appropriate LOD. Choosing the correct settings can save time and eliminate unnecessary work. We prepare BIM models by following a well estabilished process and use continuous monitoring to ensure quality, while keep it extremely flexible as well to be able to adapt to all changes that occurs during the design development. The construction specific building model is a perfect tool to manage constructability in 3D, export quantities from the BIM model that can support estimation and visualize the construction for marketing and scheduling purpose.

Our design orders are realized by the diverse architectural tools that are tailored to the needs of our customers and are adopted to our needs. The assessment, processing and, if necessary the optimization of the needs underlying the architectural design and the design concept are carried out in a concentrated cooperation between the designers of the client and the officeleader architect. We are working on a server-based computer platform. Designs are made primarily with the ArchiCad design program.

  • Business development modeling

    In the construction world it is indispensable to be prepared and up-to-date and even beyond that, to possess the best knowledge for a competitive bidding.

    During the presentation, contractors must communicate a detailed understanding of the project, demonstrate project strategy, risks and techniques in the construction method in a way understandable to a layperson.

    A basic LOD200 construction model from a schematic drawing set is a great support for these. Moreover, it can be tied to cost estimate, construction schedule and simulation, enabling us to easily make different versions of the building and use the quantities from the models to fine tune the bid and the timeline schedule.

  • Design model creation

    You might only have initial ideas, sketches or concepts so far for a new building or an existing one to renovate.

    If this is the case, we can model a 3D virtual visualization that could inspire further thoughts, or let you see how it would work in the actual, life-sized environment.

  • Construction model creation

    3D models are used by design teams to validate design concepts, generate and manage 2D drawings. They are often not created with the level of detail or stucture required for coordination with other systems, cost estimation, scheduling or layout of a construction project. To use the design team’s model for these downstream processes the GC/CM needs to know which parts of the modeled scope can be safely used and which may result in extra cost and time in the field.

    This is an example summary report of BIM quality, broken down by trade and categorized by usability. In some cases a model might be accurate in 2D but in 3D you could see elements set with the wrong height or elevation. In other cases, 3D quality might be high but a portion of he model could have been generated using complex or proprietary objects which do not quantify properly for use in model-based estimating or scheduling.

    Structural modeling

    This service provides you a 3D model based on your structural construction drawings. (Contains: piles, foundation, beams, slabs, columns, bracings, structural walls)

    Architectural modeling and In-wall coordination

    This service provides you a 3D model based on your architectural construction drawings and layouts. (Contains: exteriors, facades, canopies, interior walls, doors, windows, caseworks)

    MEP modeling and coordination

    This service provides you coordinated 3D models by trades based on MEP design drawings from each system that you need.

  • Point cloud modeling

    This service works with the latest technology of the survey methods: laser-scanned point clouds. If you have a property, just provide us a scan of it. With that we will be able to model all existing elements in the property from the point cloud, assisting your further design.

    Structural modeling

    Point cloud is the best basis for a new design because the design drawings do not reflect the final vesion of the built in structural elements. Have it scanned and we will be able to provide an exact model for your new plans. (In this case you cannot find any surprise in the field.)

    Architectural modeling

    When you want to expand or renovate your property, you need to have the exact position of the existing building elements. Hev it scanned after demolition and we will be able to model the environment around the new function.

    MEP modeling

    Sometimes, you must renew your interior engineering utilities because of the latest standards or function changes. Have a detailed scan taken of your property and we will be able to locate and model all sleeves, connection points, equipments and needed clearances beside creating your existing systems.

  • Clash detection

    Piping, ductwork, sanitation, electricals and all remaining special systems should be aligned over the ceiling without any conflicts. We know this is the hardest task during coordination. Not a problem for us though, we are able to find all the undesirable issues you might encounter and the result will reduce later field work costs for sure.

    Revit

    This is a modeler software that has the ability to find overlaps and touches between different pipe, duct and electrical system geometries.

    Navis Manage

    This is an expert detection software for finding all issues in your MEP systems. In addition, clash results are provided through a clash report, optionally with illustrations.

    Tekla BimSight

    This software works with the global IFC format that is a transition between the different construction sub-contractors’ softwares.

    However, this is a quick and easy-to-learn software with limited functionality that could be a good friend when you meet the clash detection process for the first time.

  • Constructibility documentation

    As a part of our full service, different reports are used in conjuction with our modeling effort. They point out crucial inconsistencies between the design drawings and a realistic 3D model or highlight unsolved design issues (CR). Other documents are used for communication on a day-to-day basis, capturing questionable situations and providing a forum for the subs to answer them (RFI). These help us detect design and constructibility issues even before field construction work starts that saves substantial money and time for our customers.

  • Model and Process Management, Onsite Project Support

    Over 10 years and after more than 500 projects we have an extensively experienced team and many of our Experts are able to aid in implementing a BIM process on both the design end or on job site. They can provide deliverables, define standards, lead coordination meetings, manage own teams or provide coaching to the General Contractor’s teams. Customers can implement their technology and processes faster and easier through a BIM coordinator.
